The site sat within a rapidly evolving zoning overlay district subject to specific FAR limits, height restrictions, and parking ratio requirements. Coordinating with the Miami-Dade County planning department required thorough understanding of the Miami 21 form-based code. The developer also needed hurricane-resistant design strategies compliant with the Florida Building Code's High-Velocity Hurricane Zone provisions.

Solution

Our team prepared a complete entitlement package including site plans, massing studies, traffic impact analysis coordination, and zoning compliance narratives. We optimized the building footprint to maximize allowable FAR while maintaining the pedestrian-oriented streetscape character required by Miami 21.
