Historic Renovation

This project focused on the sensitive modernization of a late-19th-century brownstone in Chicago's Lincoln Park neighborhood. The owner sought to upgrade the home with contemporary mechanical systems, an open kitchen layout, and improved energy efficiency while preserving the building's historic character and meeting the requirements of the Chicago Landmarks Commission.

Our team conducted a detailed existing-conditions survey, including selective demolition probes, to map the original structure before designing any interventions. We used concealed steel reinforcement to open up the ground-floor layout while maintaining the integrity of load-bearing masonry walls. New high-efficiency mini-split systems were installed within existing chases and soffits to avoid visible ductwork. All exterior restoration—including repointing, window restoration, and cornice repair—followed the Secretary of the Interior's Standards for Rehabilitation.

The completed renovation preserved the brownstone's historic character—original moldings, exposed brick detailing, and the ornamental facade—while delivering a fully modern interior with updated mechanical, electrical, and plumbing systems. The project received Landmarks Commission approval at every review stage and stands as a model for responsible historic renovation in Chicago.
