Commercial Office Redesign

This project encompassed a full tenant improvement for a mid-rise office suite in Manhattan. The scope included interior demolition, new space planning, and a complete MEP redesign to meet current ADA accessibility standards and New York City energy codes. The goal was to transform an outdated floor plate into a modern, collaborative workspace that supports hybrid work models.

We assembled a tightly coordinated MEP and architectural team to produce a unified drawing set optimized for expedited plan review. By conducting an early code analysis and pre-submission consultation with the DOB, we identified and resolved potential objections before filing. The interior layout maximized natural daylight penetration, integrated energy-efficient HVAC zoning, and incorporated acoustic treatments for private meeting rooms.

The completed office delivers an efficient, modern workspace with measurably improved energy performance. The redesigned HVAC system reduced estimated energy consumption by over 20%, while the open-plan layout with strategically placed focus rooms supports the client's hybrid work culture. The project passed DOB inspection on the first attempt.
